Is Virtual Real Estate Investing Really Possible?

Copyright (c) 2009 Duncan Wierman

The internet has made many practices simpler and more straight forward, and one of these practices involves investing in real estate. In the past, investing in real estate meant buying properties to hold or buying properties to flip, investing into those properties and then hoping for a sale.

As a result of the internet and its mighty influence over the market, virtual investing or virtual wholesaling has now become a popular practice for buying real estate properties on the cheap and then utilizing internet marketing techniques to advertise the properties for sale until they can be sold for a profit.

Now that the internet has connected the world, paperwork no longer has to be signed in person, and buyers are not normally dead set on seeing a property first hand before they purchase. Now real estate listings do not have to be handled by agents on a local level, but rather than be bought and sold over long distances by the investors websites.

Using the internet for investing is the way to go now when it comes to RE investments, thanks to the internet and the powerful connections that it has created.

The first signs of internet investing or virtual investing came in the form of day trading, which has been a popular endeavor online for quite some time now. Virtual wholesaling and virtual investing does not quite the same as what day trading demands in the online stock market, however, showing that the concept of virtual investing is actually growing and changing over time.

The internet has made it significantly easier and significantly faster for investors and buyers to find one another in the real estate arena. Using the internet, you can now purchase a property, close on it and then resell it at a profit within as little as a few hours. Virtual RE investing has become nearly as fast as stock day trading as a result.

It is important to understand that there are some important considerations that need to be made in the virtual investing arena, at least when real estate is involved, because contract negotiations as well as appraisals are still often demanded in conversations between buyers and sellers.

There are still traditional real estate transaction elements that have to exist, meaning that in some circumstances, the buying and selling process for virtual investing in real estate is still going to take more than a simple few hours to complete, and this type of real estate investing may require telephone conferences or face to face meetings in order for the real estate transaction to be completed. Despite these needs, the internet has still worked wonders in speeding up the marketing and negotiating processes associated with virtual investing in real estate.

Contract negotiations can occur largely via e-mail and instant message and all of the marketing for the property can be carried out via social networking and social media channels rather than through traditional marketing techniques. For these reasons, virtual investing is revitalizing the real estate investment arena, breathing life into a previously dying market.

6 POWERFUL VRE(Virtual Real Estate) Business Models You Can Start Building In 2006 Using Google Adsense – Part 1

VRE — better known as “Virtual Real Estate” is literally everywhere online.

That’s right. Everytime you do a search on whatever it is your searching for via the Internet you get a list of results. Within that list of results lye’s thousands, if not, millions of pages of Virtual Real Estate that is making someone out there on the WWW some handsome profits.

The question is… “what have you done in order to stake your Internet “VRE” claim so you too can enjoy some of that profit as well?”

If you haven’t started anything yet, that’s okay because I did a little research for you and came up with these “6 POWERFUL VRE(Virtual Real Estate) Business Models You Can Start Building In 2006 Using Google Adsense” so you too can benefit like the many others out there online.

The first VRE business model I’d like to talk about are — Article Directories.

VRE Model #1. Articles Directories.

Article Directories are in my mind are probably one of the best VRE business models on the web simply because they offer your audience and publishers Multiple Channels of information on any topic.

And the facts are, people come online for information.

So, what do Article Directories contain?

That’s right… Information! … and lots of it.

The other great benefit to Article Directories is that you don’t have to write a single word if you don’t want to because the whole purpose of starting your Article Directory in the first place is to get other people(we also call them authors) to submit their content for your readers and/or publishers to read and use.

Now, the Rule Of Thumb is simple when it comes to growing your Article Directory and that is… the more authors you recruit, the more your Article Directory will grow, filling it full of targeted information for your readers to digest and for publishers to use on their websites.

It gets better, so keep reading.

Did you know that the more pages you have within your Article Directory means… the more search engine food you’ll have for the search engines to come and index into their database which will then be displayed within the search engines search results.

Remember in the beginning of this article when I was talking about the search engine results being full of Virtual Real Estate. This is where your Article Directories webpages(or your Virtual Real Estate) will be listed for web surfers find.

This also means that you’ll receive a lot of FREE targeted search engine traffic to your Article Directory as it grows giving your authors FREE targeted traffic to their sites and keeping them happy, and at the same time, will be building your VRE nest egg on the WWW.

Are you starting to see the benefits to starting your own Article Directory on the Internet?

I hope so.

But don’t go anywhere just yet, I’m not finished.

There’s two more things I want to talk to you about before this part of the article series ends.

The first is RSS — better known as “Real Simple Syndication” and what RSS does is it allows you to syndicate your Article Directories content or just content in general through an RSS feed so that any reader and/or publisher who subscribes to a particular RSS feed within your Article Directory will receive ANY new updated content that is published… INSTANTLY!

The other benefit to a RSS feed is… lets say you have 1000 publishers subscribed to one of your RSS feeds and one of your authors submits a new article at your Article Directory, all those publishers who subscribed to that RSS feed will receive it once that RSS feed updates and when someone clicks on the link within that RSS feed to read the new article, guess where the visitor is sent to?

You guessed it, your Article Directory, with your Google Adsense ads(I’ll talk about that in a second) and whatever other related affiliate links you have on that webpage.

Now… for the BEST part, how-to make a $Profit$ with your Article directory.

I’m telling you, this is the easiest money you’ll ever make for simply supplying your viewers and the Internet(A.K.A. The Information Super Highway) with what it needs the most, Information!

How do you do it?

Heard of Google Adsense(as I mentioned just a minute ago), because if you haven’t, now you have.

What is Google Adsense?

Google Adsense is Googles affiliate program for publishers and how it works is it displays ads targeted towards the content on that particular webpage being viewed.

How do you get paid? Simple. Your reader just has to click on one of the ads within the Google Adsense ad box on that webpage and depending on what the topic is and keyword could pay some handsome commissions(usually between 35% to 50%).

And, guess what? You didn’t even have to do any selling OR follow-up.

Not bad and believe me those clicks add up Fast and by having the search engines returning frequently for regular indexing and having RSS feeds(remember, when someone clicks on the RSS feed link on someone elses website they get redirected back to yours with your Google Adsense ads on it and other affiliate links) for other publishers to use on their websites you’ll soon see your Google Adsense profits get Bigger and BIGGER!

Well, that’s it for now. So be sure to be on the look out for my next installment of the “6 POWERFUL VRE(Virtual Real Estate) Business Models You Can Start Building In 2006 Using Google Adsense”.

Adwords Marketing – Your Domain Name is Virtual Real Estate

Your domain name is virtual real estate.  A relevant domain name will boost your Google quality score.  Plus, using keywords in the destination url will also boost your quality score.

There is an old saying that the three most important things in selling real estate are location, location and location.  This drives home the point that the one major concern of real estate is the location of the property.  It’s the number one rule of real estate.

On the internet, real estate is the domain name.  If you want to receive traffic for a particular keyword or market, you must choose the proper real estate and location.  That means you want a domain name related to your keywords and market.  Ideally, your main keyword or phrase should be the domain name or part of it.  This will put you in the right location for your market.

Both search engines and human consumers will respond to the proper domain name.  Google Adwords will reward you with higher quality scores if it can match your domain name to the keywords.  Plus, Google will also boost your organic search results for your keywords if the domain is relevant.

Human visitors will assume you are more of an authority with a relevant domain.  Imagine an Adwords ad where the search term is part of the domain name.  The consumer will recognize your domain as targeted for their search.  That will increase the likelyhood of a consumer clicking your ad.

One question with domain names is should you use dashes or underscores in your domain name.  One school of thought is that the dashes or underscores will help search engines recognize individual keywords, and hopefully boost organic rankings and quality scores.  The other argument is the human visitors are likely to forget dashes and underscores when typing a domain name in the browser address bar.  The safest play is for you to buy both domain names, one with dashes and one without.  You promote only the dashed domain name but you have the second doain in case someone types it without dashes.  Domain names are less than $10 a year, so it’s well worth the price.

In Google Adwords, the destination url and display url are important as well.  A domain name cannot cover every keyword for your market.  You must ultimately select one keyword or phrase as you domain name.  But your destination url can include the keyword as part of the path.  That way you have a revelant domain name plus a path that contains the keyword.  If you give each keyword and seperate destination page, then each keyword can be part of the path.

Similarly the you can put the keyword in the display url.  The display url is not used for anything other than display.  It has no effect on the destination url.  But, since it is displayed the consumer will see it.  So, using the keyword as part of the display url will make your ad more appealing.  The consumer will notice your url is targeted for their search term.

Dynamic keyword insertion can be used to place the search term in the display url.  It can also be used in the destination url, but it should not be used there.  Adwords will not give any benefit to a url that is using dynamic keyword insertion.  It is not treated as the keyword itself when determining the quality score.

Are your Adwords campaigns too expensive? Are you over paying for your Adwords traffic? Have you experienced any of the following problems using Google Adwords?
